An extensive Lower North Shore house and building renovation indoors and out.
The owners had lived in this large Mosman house overlooking The Spit for many years. The floor plan was original and they wanted to open it up to create large, open plan living spaces with a seamless flow out to the entertaining terrace and pool overlooking the spectacular views. Additionally, their children were growing up and wanted their own space separate from the parents.
The build and renovation process
The first stage of the project was to remove a lot of internal walls to open up the lounge room, dining area and kitchen to create a large, open plan area. Large steel beams were added to replace the load previously carried by the walls.
A seamless flow from the inside out.
To take full advantage of the pretty views of the Spit and create a better flow from the open plan living area to the outdoor entertaining terrace and pool we replaced the original windows with large bi-folds and French doors.
The removal of internal walls and the addition of larger timber casement windows and French doors drastically increased natural light flowing into all areas of the home. In total we replaced 20 doors and windows throughout.
New French Oak timber floors were laid throughout to further create consistency and a seamless flow throughout.
Increasing bedroom sizes and creating separate accommodate for the live-in Nanny.
While we were in the process of removing walls, it was a great opportunity to add new ones to increase the size of some of the existing bedrooms. We also created separate quarters for the families live-in Nanny. As the children get older, this can be easily converted into a self-contained living space for guests, extended family or teenage children.
Modern kitchen renovation
The old kitchen was removed and a brand new one installed complete with huge island bench. Shaker style joinery with marble benchtops and splashbacks created a stylish and contemporary look.
Large bifold windows let in a huge amount of natural light while opening up the kitchen to the views of the Spit.
The laundry was moved to a new position more convenient to the kitchen and access to the backyard.
Bathroom renovations plus a guest WC
We renovated the existing three bathrooms, including two ensuites. All were done in the same style, consistent with the new kitchen, with a strong use of marble in white, black and grey tones.
A new guest WC was also created downstairs with the addition of some new walls.
Master suite refurbishment.
The upstairs master suite was also heavily renovated. Windows were replaced with new picture windows to take advantage of the view and let in more natural light. The ensuite bathroom was renovated in the same styles as the other bathrooms.
We will return to the property in April 2020 to complete the addition of new walk-in robes in all bedrooms.
Pool resurfacing and entertaining terrace upgrade.
The outdoor entertaining terrace and pool area was in desperate need of renovation. To this end we emptied the pool, removed the original pebblecrete, applied the appropriate waterproofing and painted it in bright aqua blue. The addition of new borderline tiles transformed the pool immensely.
We transformed the entertaining terrace with stunning travertine tiles and frameless glass fencing.
Making changes to the renovation plans along the way.
While the client had plans drawn up by a draftsperson, several changes need to be made once work commenced. In one instance, the client changed their minds about the placement of walls and windows and we were able to happily accommodate these.
Our preference during the build process is to hold weekly, onsite meetings with the client. This is a great time to show the client how the job is progressing and discuss any changes they want made.
The finished result
This was a spectacular renovation that transformed the property into a home that is now more suitable for this growing family. Careful consideration was given to increase natural light throughout and take advantage of the views over the Spit. The open plan living space now makes it easier for the family to spend time together yet there are ample ‘chill out’ areas for those seeking their own space or some quiet time. The flow from the inside to the outdoor entertaining terrace and pool transformed the home into a fantastic place to entertaining with family and friends.
