A spectacular terrace building renovation on Sydney’s North Shore.

On this North Sydney terrace renovation project, the client wanted to maximise the internal space available and open it up by creating an unencumbered flow from the front door to the back terrace.
A long hallway running down the side of the terrace, splitting it in half.  Walls then divided the remaining space into small, separate rooms.

The build and renovation process

The first step was to remove the extensive brickwork that made up the hallway and internal walls.  Steel beams were added to reinforce the property and carry the load from the upper level.

Working with an internal space that was more triangular than square.

The shape of the terrace added a degree of complexity to the renovation. The front boundary of the property was wider than the back and, therefore, the internal area of the terrace was more triangular than square with the rear of the property tapering in.  This meant we had to work with a lot of angles. Having worked for many years in the Eastern Suburbs and Paddington where this is very common, we had the experience and expertise to overcome any challenges this unusual shape presented.

Letting natural light into the dining area.

The dining area, located in the middle of the terrace, didn’t have an external window and therefore a lack of natural light. To rectify this we added a huge fixed glass window made of glass blocks on the stairs. Light now streams into the stairway and dining area without the need to turn on lights during daylight hours. This fixed window required special certification as it was located close to the boundary and provided a potential fire risk.  We worked with North Sydney Council and the private certifier to get this successfully passed.

A stunning kitchen renovation. 

Like the dining area, the kitchen was dark and lacked natural light. To this end, we added a light coloured sandstone feature wall with fixed panel skylights above.

The client opted for a very comtemporary black kitchen with sharkfin handles with a 20mm shadowline. This gives a streamline finish and removes the need for handles. The result was spectacular.

The same cabinetry was carried through to the downstairs bathrooms, adjacent to the kitchen.

New timber floors throughout.

Throughout the property we carried through new engineered oak flooring in a herringbone pattern. As the client wanted, tied the downstairs area with a lovely flow from the front to the back.

Upper level bathroom renovation.

On the upper level, we removed one wall to increase the size of the bathroom so it could accommodate at bath and shower (formerly just a shower).

Once the wall was removed we undertake a complete bathroom renovation that was consistent with the rest of the house.

A seamless flow from the kitchen to the courtyard.

To continue the illusion of a continuous flow from the front to the back, we installed black steel bi-fold doors flowing out to the new timber terrace deck that opened out to the private, sunny courtyard.

Keeping the lines of communication open.

During the renovation process, the client’s moved in with family in Dural.  Where possible, we tried to hold weekly onsite meetings with the client and kept them updated daily with phone calls and dozens of text messages including photos.  Part way through the renovation the client decided to amend the original plans.  This is why we believe it’s paramount to keep the lines of communication with the customer open at all times.

The finished result

The clients had lived in the property for many years and it was their dream to gut and renovate the home.  The finished result were spectacular and, needless to say, the clients were ecstatic – as were we.
